RV Sites and Camper Cabins - 1:00 PM

We strongly desire to maintain our check-in times. Should a guest need to check-in early, it must be approved by resort management PRIOR to check-in day. In addition, an early check-in fee of 5% the daily rate will be billed for each hour (or part thereof) a guest needs to check in early. Please be aware, we cannot always accommodate early check-ins. We do not allow early check-ins before 9:00 AM, please plan accordingly.

RV Sites and Camper Cabins - 12:00 PM

A late fee of half the daily rate will be billed if cabins/sites are not vacant by check-out time, unless previously approved by resort management. In the event a guest will not be able to make the check-out time, they may ask for a late-check out PRIOR to their departure day. If we are able to accommodate their request, the guest will be charged 5% the daily rate for each additional hour (or part thereof) they need, up to a maximum of three hours. If we are not able to accommodate the request, the guest must vacate their cabin/site by the standard check-out time.

Occupancy Limits:

Maximum number of people varies by cabin.
Maximum of six people per campsite.

Guests found to be exceeding the maximum posted occupancy will be required to rent additional accommodations. Guests found to have more people than stated in their reservation will have their account charged for all additional people, in accordance with the published resort rates for their accommodations. There is no charge for children 5 and under.

Quiet Hours:

10:00 PM - 7:00 AM

10 MPH - Please drive slowly and watch for children playing.

Cancellations:

Must be made 14 days (or more) prior to the scheduled check-in date for a full deposit refund, minus a $25.00 handling fee. Cancellations less than 14 days, but more than 7 days prior to the scheduled check-in date, will only have the deposit refunded if the accommodations can be re-booked, minus a $50 cancellation fee. All no-shows and cancellations seven days or less prior to the scheduled check in date will not only lose their deposit, but will automatically be charged for the full amount due on the bill. No refunds or discounts for early departures, inclement weather, or river conditions. No refunds on holidays or guide trips.

Special Note:
We are not a major hotel on a major highway. We are a remote resort run by a hard-working American family. We do not enjoy charging people for short-notice cancellations or no-shows. However, it's something we must do to ensure the continued operation of our business. Once we accept your reservation, we turn other customers away. When we have a cancellation close to the scheduled arrival date, we make every effort to try and re-book it. Unfortunately, people we previously turned away have generally already found other accommodations. Please, if you know you're not going to make it, notify us as soon as possible. If you have any questions, please ask. We will do our best to help make it as pain free as we can. However, recognize we do have the above cancellation policies in place and, despite our best efforts, we may have to charge you the full amount due.

Payment:

For standard reservations, we collect 50% of the total lodging balance at the time of reservation. For holiday reservations and guided fishing trips, we collect the full balance at the time of the reservation as they are non-refundable. The remaining balance is due & payable on check in. We accept: Visa, Mastercard, Traveler’s Checks, Personal Checks, Cash (US Dollars)

Reservations:

There is a 2-night minimum for Cabin reservations, with a 3-night minimum for holiday weekends.
If your reservation includes just one Friday or Saturday night, you will be charged for 2 weekend nights (due to it splitting our weekend)
Weekend rates apply on all holidays.
Reservations are not confirmed without a deposit.
Tentative reservations will be held for 48 hours, pending receipt of deposit.

Visitors:

All facilities and grounds are for the use of registered and paid guests only. If you would like to have people come and visit you during your stay, they must each pay the standard $5 day use fee. This entitles your guests to not only visit you at your accommodations, it allows them full use of our property including the pool and bank fishing. Please have your guests check in upon their arrival at our resort. Visitors are only allowed during non-quiet hours, 7:00 AM - 10:00 PM.

Pets:

Pets must be leashed and cleaned up after. Pets must be kenneled when unattended and may not be left outside at night. Pets may not be on furniture or beds in cabins. Pets must be kept quiet at all times. Dogs who persistently bark or disrupt other guests may be required to leave. There is a daily pet fee of $10/pet in the deluxe cabins, $5/pet in camper cabins, and $3/pet in campsites. Additional fees may be charged if we find property damage or excessive hair on furniture and/or beds due to a pet.

Campfires:

All fires must be contained in the fire pit provided. To prevent the spread of destructive insects, firewood must be purchased at the resort or sourced locally. Please do not bring firewood from out of state. Please take all extra wood with you.

Smoking:

All buildings are non-smoking and non-vaping. Guests will be charged a $500 fee if this policy is violated.

Campsites:

Each campsite may have one camping unit, one vehicle, and up to six people. A tent or screen room may take the place of a vehicle, but the customer’s vehicle must then be parked in the field or parking lot.

Golf Carts/UTV:

Must be approved before arrival and given a pass from WBR staff. Use is intended to assist people with limited mobility and vehicles should always be driven cautiously. Children under the age of 14 are not permitted to drive at any time on the resort. Use is limited to roads only, no driving on the grass, and no joyriding. People found to be abusing privileges will lose their pass. Guests are not allowed to bring ATVs or dirt bikes on the property.

Dock:

The Dock area is for access to boats and the fish cleaning station. No fishing, swimming, or horseplay within 50 feet of the dock.

Fish Cleaning:

There is a large cleaning table at the dock. Throw all fish waste back in the river so it can be consumed by other wildlife. Please clean up for the next person. Do not clean fish at the cabins or campsites.

Boats:

Rental boats are available through the office. Hours for boat rentals vary throughout the year. Late fees will be charged for all late arrivals, check with office and/or dock staff before leaving to ensure you know the return time. If renting for multiple days, check with resort staff each day to ensure you take the assigned boat. Remove trash from the boat at the end of each day.

Guests found to be willfully and/or blatantly violating or disregarding any of the above may be asked to leave or be banned from future visits.
